WHAT IS INCLUDED IN THE SET OF PLANS?
Our plans are typically "builder's sets." Our drawings are complete and include the information needed by a qualified contractor to build the home. The Construction Documents include the following: Floor Plans, Framing Plans, Exterior Elevations, Building Sections, Wall Section, Details, Lighting Plans, Window and Door Schedules.
I AM A CONTRACTOR LOOKING TO USE THIS PLAN MULTIPLE TIMES. HOW DOES THIS WORK?
Purchasing one stock plan gives you permission to build one structure, one time. If you would like to build more of the same or similar design, you MUST re-purchase the plan. We are willing to give a discount depending on the number of structures you wish to build, but you must first contact us.
CAN I BRING MY PLAN TO MY CHOICE OF ARCHITECT TO MODIFY THE PLAN?
Absolutely. If you prefer to bring a purchased plan to your own architect rather than utilizing our services, that is completely fine. However, Sabatier Living retains ownership of the copyright of the design and all subsequent copies of the work regardless of the form of the original and other copies. This is not a sale of the original documents whatsoever.
HOW MUCH WILL MY HOUSE COST TO BUILD?
Since we are not involved in the building process, that cost is completely dependent upon the builder and materials you choose, your site, and local conditions. We are unable to give an estimation of cost for these reasons. Speak with builders in your area to get a better idea of cost
DO YOU PROVIDE A MATERIAL LIST?
No we do not. Typically your builder will work with the supplier to produce this. If you're planning on building the house yourself we'd recommend you take the plans to a local materials supplier.
DO YOUR PLANS MEET CODES IN MY AREA?
At the time of creation, our house plans were designed to conform to the International Residential Code, but do not meet local climatic and geographical design criteria. National and local building codes vary upon location and change from time to time. Consequently, it may be necessary for you to meet with a local builder, architect or other construction professional to review your local building codes and make any changes to the house plan these codes may require. Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. If you aren't sure, building departments typically have a handout listing all the items they require to submit to obtain a building permit.
WILL MY CONSTRUCTION DOCUMENTS INCLUDE A LICENSED ARCHITECT'S STAMP?
No. As is the case with all stock plans, our Construction Documents are not stamped nor designed for your specific site and permit requirements. Our license agreement requires you have a structural engineer review the drawings to make sure they comply with your local building codes and conditions relevant to your site, including height restrictions, CCRs, set backs, etc.
WHY AREN'T HVAC, PLUMBING AND ELECTRICAL DETAILS INCLUDED IN THE PLANS?
Local HVAC codes, climatic requirements and commonly used systems vary dramatically throughout the country, therefore we do not include these details on our plans. We also do not know the direction of water flow entering your house or where the electrical feed will enter. Your local HVAC contractor, plumber and electrician can determine the best layout for your new home.
CAN YOU MODIFY A PLAN TO FIT MY NEEDS?
The cost savings advantage of stock designs is diminished when one makes large scale modifications. However, minor modifications are welcome and will be serviced by Sabatier Architecture, LLC on an hourly basis.
If you would like to make minor changes to your plan, we are more than happy to work with you. Once you purchase the plan of your choice, we will charge an hourly fee for the modifications. Pricing as follows:
Principal Architect: $250/hour Intern: $110/hour

If the client is building outside of Louisiana, it is their responsibility to get final plans approved by a contractor to meet all specific site, personal and local requirements. Sabatier Living shall not be liable for any direct, indirect, consequential or incidental damages.
DO YOU SELL CAD FILES?
We only provide CAD files if it is necessary to work with another architect in making modifications to our design. Because we use Vectorworks to generate our Construction Documents, we are limited to the file types we can export, and there is no guarantee that the 3D elements will transfer as drawn in our files.
CAN YOU PUT IMAGES OF MY HOUSE ON YOUR WEBSITE?
Yes! We want to add more photographs of completed houses on our website and would love to include yours! We will reach out to you via email a year after purchase to see how construction is proceeding and ask if you will share your photographs with Sabatier Living, LLC.
WHAT IF I NEED THE HOME PLAN FLIPPED OR REVERSED TO SUIT MY LOT?
Reversing a house plan to meet your needs is a common request. Most plans have a Full Reverse option readily available, which is a mirror image of the plan with right-reading text. In some cases, the plan must be redrawn in reverse, which will delay your plan shipment while we complete your request. The typical time frame for the Full Reverse product to be completed is up to 14 days, and we will contact you immediately if your shipment will be delayed.
WHAT IS YOUR REFUND POLICY?
All sales are final. Please make sure of your order before placing it as we do not offer refunds or exchanges. You may wish to download and print the trademarked house you are considering and discuss this preliminary information with your architect, builder, engineer or local building department prior to placing your order.
